Email history of my most recent contract from my Money Making Website:

On July 27, 2011 “Bob” clicked on one of my Google Ads for SearchGlendaleAZhomes.com. He left his name and email address.

On August 10, 2011 “Bob” replied to the “What brings you to Glendale?” email with the following: “My wife and I are getting ready to sell our Funeral Home, Restaurant and motel and retire to the area. Our three children and grandchildren are all there.”

Very shortly after receiving his reply I replied:

How big of a house are you looking at buying?

Note: What I really wanted to know was what his price range was. From his note, I couldn’t tell if he was looking at low end homes or higher end. Blurting out how much are you willing to spend? seemed like such poor form, so I asked how big of a house? in hopes that he would reveal an answer.

Within seconds he wrote back:

“We would like at least a 4 bd 2 bath no pool one level”

Didn’t give me what I wanted to know but I had something to start to work with.

couple of weeks later I sent pictures of a home that I thought may be of interest with the following subject line: “Single Story Home in Glendale for Sale

His response: “Very nice just out of our range. We’re looking for around 125,00 to 150,000.”

Then I asked him “Are you open to an older home that has been updated or do you prefer newer?”

He responded: “Older is ok as long as its not too old and fixed nice.”

On 8/29 the email drip campaign sent him the email asking him: “What does your next home look like to you?”

“We are just looking for 4 bd 2 bath, one leval, in a good location. No less than 1900 SF. no pool. between 140,000 and 160,000 if one is out there. Does not need to be in Glendale it can be in the another town if it is close around Glendale, Surprise, Peoria or whatever. Thank you so much. “Bob”.

Note: I sometimes wondered if folks would be annoyed that we sometimes ask the same question that they had sort of already answered from one of my questions. Nope! He was glad I was asking!.

 9/27 Started sending him automated searches from the MLS to his parameters.

10/19 my phone rings. It’s “Bob” wanting me to meet with his daughter at one of the homes the system sent him. We write an offer but the seller took home off the market so no go.

10/24 received another call about another home and this time I meet their son at the home and we wrote another offer. We went under contract this morning and I just opened escrow and we close on 11/11/11 for a $4,800 commission.

I probably have a total of 4 hours of my time invested in this entire transaction, not including driving time.

I bolded the parts where I had to do some work which mainly consisted of replying to an email or send a listing to view. With the exception of showing the home and walking them through the offer/negotiation there was almost no work on my part.

I’ve had no other contact with this client except for the above.

I didn’t leave out any emails or phone calls, in other words, that is the extent of it.

One interesting thing I found out since is they have a REALTOR they have used in the past to buy investment properties in Arizona. Their daughter assumed I was the same person who helped them with their other homes.
Nope! I’m just the lucky agent who has an amazing email drip campaign that does all the work for me!
