It so happens I am familiar with that home.

I do have a call into the listing agent, but may be tomorrow before I can find out and get back to you.

Short Sales can go thru the process in a reasonable time and unfortunately some can get quite lengthy.

But I did notice the status has not been updated in regards to closing date, so I will find out where it currently is.

Yes, that is very true!  Sometimes even when someone is not in a hurry to get in their new home there comes a time when they cannot wait any longer.

I have learned the key to a smoother transaction with the bank in a short sale deal is how the paperwork is submitted.  Especially with Bank of America.
If all the paperwork is in order that is required for them, it immediately gets in the process.  If not, then it gets “hung up”.

Also, when an offer is accepted by the seller, it doesn’t mean it indeed is going to sell for that.  The bank has to approve
what they are willing to accept as they are going
to be taking a loss.  They will send appraisers out for an appraisal, then decide from there what they are willing to accept.

When you saw the notice on the property, even though the listing agent does represent the seller since they are not local, the bank still sends representatives to declare the property
vacant, occupied or tenant.  They also sometimes choose their own vendors to maintain it or will ask the listing agent to.

But through everything if a bank reaches a point where the property doesn’t sell for the amount they agree with the seller to settle, they will proceed to foreclosure.

An example would be the seller could have a 1st and 2nd mortgage on a property, or an equity line.  Quite often they will want the seller to actually pay off the 2nd mortgage, but will negotiate a lower payoff on the first. And of course, the seller is in a short sale situation because they just don’t have the resources or funds to make that happen!

I just spoke with the listing agents office… I was told  the property at 123 Osprey is available and can be shown,
although MLS does not reflect that.  Would you like to see it?

I looked up 115 and 170, they are not listed for sale.  There are 2 others out there, 116 and 168
which I have left messages for the listing agents to get a status on their contracts, they are short sales as well.

I can also do a search for you in other areas if that would be of interest to you.
