What do I do about my AdWords campaigns? They aren’t performing like they did back in the day.

ARGH!!!!!

Is this the first thing that pops into your head when you log into your Google AdWords account?

Don’t fret. We’ve got some tips for you and more to come in future Top of the Morning – Tuesday Tips.

For those of you around since the beginning with Dean and the Money Making Websites, there have been some changes:

->Google has changed their matching technology and their user policies over the years.

-> More people are using Pay-Per-Click advertising today than ever before and the numbers are growing!

This means that most areas are now saturated with Real Estate ads. Can you imagine how many agents are using AdWords in Toronto, Los Angeles and major cities in Florida to name a few?

So, what does this mean for you? It means:

Get Creative

Watch Your Campaigns

Don’t Give UP!

 

Now I understand that each of you has different goals and budgets for your campaigns but there are some basics that you can work with to take control of your AdWords!

1. Create Multiple Ads

This tip comes from the old saying, “Don’t put all your eggs in one basket!”

When you work with more than one ad in an ad group, you get to experiment with what works and what doesn’t work. Try some different ad copy. Test different key words. Use different landing pages. After a few weeks, you’ll start to see which ads work better AND you may even discover that some ads don’t perform the same in all ad groups.

2. Try Exact Match

Let’s use the example of San Francisco Real Estate Agents. With broad match, people may see your ad if they search San Francisco or Real Estate Agents. Do you really want to pay for clicks when someone searches San Francisco bars or Boston Real Estate Agents? NOPE!

A better choice would be exact match, which requires the exact key word phrase or phrase match, which allows for close variations.

3. Make Your Ad Text Compelling

Ask yourself this question, “Would you click on your ad?”

If you don’t raise your hand like Horshack from Welcome Back, Kotter, then it’s time to change it up!

  • Try an ad for a house tour this weekend
  • How about an ad targeting sellers with a link to your seller ebook
  • Have an increase in condos on the market in your area? Maybe an ad for people in the market for a condo
